How Long Does it Take to Find a Buyer for my Shropshire House?
And unfortunately, it’s also one of the most difficult questions to answer!
To cut to the chase, the national average time for finding a buyer is around eight weeks - that’s from putting your house on the market to accepting an offer, and not counting the subsequent legal proceedings, land searches and so on.
But there are a huge amount of variables in play when considering the timescale of selling a house.
Firstly, what timescale do you want? If you are desperate for a quick sale, the way we market your property will be different - particularly in terms of the asking price - than if you are happy to wait for the right offer to come along.
The asking price is, of course, a huge factor in how long it will take to find a buyer for your house. An experienced agent with a good understanding of the local market will be able to advise you as to how to set your asking price to give the best possible chance of a sale.
Then there is location. A highly desirable location, within the catchment of an excellent school, will naturally see a faster turnover of property compared to a less desirable area.
There are also lots of other influences - the type of property you are selling, the state of the local market, how many other similar properties are for sale at the same time, the list goes on.
So there’s no doubt that it is very difficult for an estate agent to tell you exactly how long it will take to sell your house because of the huge array of variables involved.
