A week in the life of a Property Manager - Friday
It may be Friday - but the fun doesn’t stop for us here in Property Management!
On a Friday we usually instruct new Landlord gas safety certificates for our rental properties; and chase the gas engineers for the new certificates.
Did you know that a Landlord gas safety certificate is a mandatory requirement for a rental property in UK and they last for 12 months? This responsibility weighs very heavily on each of us due to the repercussions, so accuracy is paramount.
We also try to bring the week to a close as well so tie up loose ends, respond to all our emails and finish off any rent chasing/tenancy renewals/property visit reports where possible. However it is pretty much guaranteed that one of us will get a call at 4:55pm to say their boiler isn’t working and they want it fixing now. The doors don’t always close at 5.30pm!
Even though we are office based the Property Managers take it in turn to be on call from Friday 5:30pm until our return to the office the following Monday, in addition to weeknights after 5.30pm. This is to ensure that if any of our tenants have an emergency then we are here to provide help and assistance where possible. We do take each call on a case by case basis and work through the facts to deem if the situation is really an emergency or if it can wait until the office reopens.
