The Renters’ Rights Act: An Opportunity for the Rental Sector

The upcoming Renters' Rights Act has generated a lot of discussion across the private rented sector. Much of the commentary has focused on the challenges for landlords - but there are also some genuinely positive aspects that deserve attention.
Here’s one perspective that may not be talked about enough..
The Act should help raise standards across the sector and create a more level playing field for responsible landlords
For many years, good landlords have invested in maintaining their properties properly, complying with regulations, and working constructively with their tenants. Unfortunately, the minority of poor operators have sometimes undercut those standards - damaging the reputation of the sector in the process.
What do good landlords want?
Good tenants who pay their rent, treat the property as their own home and intend to stay long term.
What do good tenants want?
A good landlord who will carry out maintenance when needed, and allow them to live in their own home.
The new legislation aims to tackle exactly that. Measures such as:
- A Private Rented Sector database - Clearer and more structured possession grounds - Improved discrimination provisions
should help improve transparency and accountability across the industry.
Sadly, this has not always been the case, but in the long term, these changes should benefit the majority of landlords who already do things properly - helping to build greater trust between tenants, landlords and agents.
While change can always feel uncertain, there is also an opportunity here for the sector to become more professional, more transparent, and more respected. For landlords who stay informed, adapt early, and work with knowledgeable letting agents, the future of the private rented sector can still be very positive.
