The latest Rightmove House Price Index reports a 1.0% fall in average asking prices during August reflecting the usual summer market alongside increased competition among sellers. Importantly, buyer demand remains resilient.
Despite the number of properties on the market being 1% lower than this time last year, there are still more homes available than we've seen for several years therefore buyers are naturally taking longer to weigh up their options before committing, creating a more balanced market for both buyers and sellers.
The mortgage market is also moving in a positive direction, with average two-year fixed rates falling to 4.92%, helping to improve affordability and giving more buyers confidence to move.
For sellers, this means standing out has never been more important. Properties that are presented well, marketed effectively and launched with a considered strategy are continuing to attract strong interest, even in a more competitive market.
