The Government’s Renters’ Rights Act Information Sheet

With the Renters' Rights Act coming into force on 1st May, the Government has today released the official Information Sheet that must now be provided to all tenants currently in the private rented sector under Assured and Assured Shorthold Tenancies.

This is a statutory requirement. The document must be served on all named tenants (and guarantors where applicable), with clear records of service retained.

At Nock Deighton, we have been closely tracking the progression of this legislation over several years, and it is clear that this represents the biggest change to the private rented sector since the Housing Act 1988.

What does this mean for landlords?
▪️ The removal of Section 21 ‘no fault’ evictions
▪️ A shift to a fully grounds-based possession system
▪️ Increased compliance and documentation requirements
▪️ Greater accountability around property standards
▪️ Introduction of substantial fines and penalties for non-compliance

For tenants, the Act delivers greater security, transparency and strengthened rights - but for landlords, it significantly raises the bar in terms of legal obligations and risk exposure.

The key message is simple: all landlords need to understand their new responsibilities and ensure they are fully compliant ahead of implementation.

With significant penalties for non-compliance, now is the time to act - get in touch with Nock Deighton to protect your investment: [email protected]
