When the application forms are submitted you will then be asked for a holding deposit plus application fees – please refer to our Application forms for standard charges
PLEASE NOTE under normal circumstances a property can only be 'held' for a maximum of 2 weeks from the day it becomes available or from the day the application is made, unless agreed otherwise by the Landlord.
TENANCY APPLICATION FEES:
£225.00 (including vat) for one tenant – this includes referencing (identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers/ landlords and any other relevant information to assess affordability) as well as contract negotiation (amending and agreeing terms) and arranging the tenancy and agreement. This is non-refundable if references are unsatisfactory or application is withdrawn.
Additional tenant fee: £75.00 (including vat) – processing the application, associated paperwork and referencing – non-refundable if references are unsatisfactory or application is withdrawn.
Guarantor fee: £75.00 (including vat) per guarantor (if required) – covering credit referencing and preparing a Deed of Guarantee as part of the Tenancy Agreement – non-refundable if references are unsatisfactory or application is withdrawn. Permitted Occupier fee: £50.00 (including vat) per permitted occupier – non-refundable if references are unsatisfactory or application is withdrawn.
When satisfactory references have been received and the Landlord has approved your application, you will be asked to confirm the date you would like your tenancy to begin. Tenancy agreements will then be drawn up and sent to you by post.
ADVANCE PAYMENT - Before a tenancy begins, tenants will be required to pay one month's rent in advance, plus a breakages/damages deposit to be retained by the Landlord/Agent (usually equivalent to 1.5 month's rent). Please check separate procedure if paying six months in advance. Under current legislation ALL deposits should be registered under the Tenancy Deposit Scheme and you should refer to your tenancy agreement for full information.
If you have a pet (dog/cat/hamster/lion etc) you should check if the Landlord will consider pets prior to arranging to view a property. If pets are considered, this may be subject to a higher breakages/damages deposit being payable.
CLEARED FUNDS Debit/credit card payment or banker's draft must be available 24 hours before you move into the property. If you wish to pay by personal cheque this must be with us seven working days before the check-in.
On the day of your tenancy you will be asked to bring the signed paperwork into one of our offices and the keys and inventory will be signed over to you.
